New homes cheaper than existing ones in DFW 

With low inventory and high rates, it’s a good time to buy a new home 

 

Prices of existing homes in Dallas-Fort Worth are higher than newly built homes, a rare occurrence that highlights how much the market has changed since last year. 

 

The median price of a new home in DFW dropped 6 percent from roughly $423,000 in June 2022 to $398,000 in June 2023. Simultaneously, existing home prices climbed 9 percent since the start of this year to a median of $410,000 in June, the Dallas Morning News reported, citing a study by housing consultant Residential Strategies. 

 

This anomaly is driven by low housing inventory. While plenty of would-be buyers are refraining from house hunting amid high interest rates and economic uncertainties, a lack of options has led to a surge in demand among those who are on the hunt for new digs. Thus, the imbalance of supply and demand has forced sellers to elevate prices, Residential Strategies principal Ted Wilson told the outlet. 

 

Builders, however, are reaching into their bag of tricks to keep prices of newly constructed homes relatively low, offering discounts and incentives. One tactic to reduce prices is rate buy-downs, which allows builders to pay a portion of a home’s cost upfront to lower the interest rate, essentially discounting the property without changing the asking price. 

 

Plus, builders are focusing on smaller, less expensive projects to create a more affordable product. As of June, about 66 percent of homes on the market in DFW were on lots smaller than 60 feet wide, up from 41 percent almost a decade prior. 

 

Friendlier price tags have also led to a disparity in sales between new and existing homes. Last quarter, builders in the region sold 14,397 new homes, marking a 4.7 percent increase year-over-year. However, 8,750 existing single-family homes were sold in June, which was down 4 percent from June 2022.

Publicly traded homebuilding companies have been notching record after record, posting their best first half in almost a decade.

 

Homebuilding stocks have been on a remarkable upward trend, setting multiple records in recent months. These stocks have even outperformed the broader market, rising by over 50% this year compared to the S&P 500's 17% increase. 

 

However, some analysts caution that there might be challenges ahead that could slow this growth. As Carl Reichardt from BTIG points out, there's a limited supply of homes, known as "shelter capacity." If this capacity increases outside of what homebuilders provide, it could pose a problem for the sector. 

 

Companies like D.R. Horton Inc. and Lennar Corp. have seen a surge in demand, with their shares rising by over 40% this year. But Reichardt mentions that changes in the existing home market, such as a decrease in rental prices, might tempt potential buyers to opt for short-term rentals rather than purchasing new homes. 

 

The Federal Reserve's recent policy to raise interest rates has deterred many homeowners from selling, leading potential buyers to opt for new houses instead. However, if the central bank decides to reduce rates in the future, it might encourage more homeowners to sell. As Tyler Batory from Oppenheimer & Co. suggests, a decrease in interest rates could increase demand, but also result in more competition from existing homeowners looking to sell.

Under-construction Dallas home listed at $16M  

Texas’ priciest new listing in July is a home developed by Moayedi’s Crescent Estates  

 

 

The July numbers are in, and Dallas was home to the priciest new listing in Texas for the fourth straight month.  

 

A 10,500-square-foot mansion under construction at 5531 Walnut Hill Lane was the most expensive Texas home to hit the market in July, carrying a price tag of just under $16 million, the Dallas Morning News reported, citing the Houston Association of Realtors.  

 

The seller is Mehrdad Moayedi’s Crescent Estates Custom Homes.  

 

Jonathan Rosen of Compass is the listing agent for the home, which sits next to the historic Crespi Estate, a North Texas landmark that hit the market at $60 million in May. The Crespi Estate also came in as the state’s priciest new listing for that month, and a $20 million home in Dallas’ University Park neighborhood took the top spot in June.  

 

Construction of the Walnut Hill estate began in August 2022, and it will take another eight months to complete, Rosen told the outlet. Designed by SHM Architects, the house is set to include an infinity pool and spa, a guest house, sports court and a lake with a waterfall and fountain.  

 

Three other Dallas-area homes cracked the top 10 highest-priced new listings in July. An 8,700-square-foot mansion in Highland Park took the No. 4 spot with a $13.5 million price tag. Another Walnut Hill estate listed just shy of $12.5 million ranked seventh on the list, and a $10.75 million home in Highland Park ranked ninth.  

 

Two Houston mansions rounded out the top three spots. A Westside-neighborhood home at 10105 Longwood Court hit the market at $15.5 million, and a 12,900-square-foot home in Houston’s River Oaks neighborhood was listed at $14.5 million.
