More than 3 in 4 recent buyers, 78%, took [natural disasters] into account when choosing the locations of their homes, . . .”

The study also found that many existing homeowners (34%) have already considered selling their houses and moving to a new location because of the changing climate. This is absolutely one of my favorite places to go here in Alliance, Fort Worth. We come here all the time. The food is excellent, the vibe is great, the staff is warm and welcoming, and is awesome.

The staff made us feel really welcomed and special as we enjoyed dining in their fun and entertaining environment. Give Your Fireplace a Facelift!

If you have a fireplace in your house, it’s going to draw the attention of anyone who walks into the room where it’s located. This is fine if you want your fireplace to be a focal point, but if it’s less than impressive, you might want your guests looking pretty much anywhere else. Even if there aren’t any significant issues with your fireplace, you may not like the way that it fits in with the rest of your furnishings. Is there anything that you can do?

Yes, actually, there are several ways that you can spruce up your fireplace and get it in the sort of shape that will have you wanting to show it off. While some options may depend on the type of fireplace you have and how you decorate the surrounding room, you should be able to find some way to improve the look of your fireplace that fits your specific situation.

Updating Your Surround

One way that you can really change the look of your fireplace is to make changes to the surrounding materials to update the overall look of the fireplace area. Many fireplaces have a brick surround immediately around the opening, and this brickwork can be covered with tile to significantly change the appearance of your fireplace. Textured and patterned tiles are especially useful when trying to change the look of your fireplace surround. Updates can be made to the tile inside the fireplace as well, so long as appropriately heat-safe and fire-safe materials are used.

Wood molding and other decorative accents can be placed around the surround as well to further change the look of the fireplace exterior. These can help contain the look of the surround and better blend it with the overall look of your room. These accents can also be used to give the fireplace a mantle or other decorative flourishes that it was missing before.

Revitalizing the Room

Making changes to the area immediately around your fireplace isn’t the only way to bring the fireplace front and center in the room. Changes can be made to the rest of the room, which helps to blend the fireplace with the overall decorative design, bringing out colors and textures that might otherwise have seemed out of place. Furniture and decorative items can also be shifted to make them focus more on the fireplace as a central point in the room, allowing guests to face the fireplace and bask in its glow instead of it being hidden in the apparent back of the room.

Other changes can also make a big difference in how well your fireplace fits into the room. Placing a large painting or another decorative item in the wall space above the fireplace helps to make the fireplace seem like a decorative choice. Upgrading your fireplace screen to be more appealing (or adding a decorative screen if you don’t have one) can have a similar effect, while also providing an important measure of safety during periods when your fireplace is in use.

Total Fireplace Makeovers

The suggestions thus far largely assume that your fireplace is in good condition and simply needs some touching up to better fit in. If your fireplace has damaged bricks or tiles, faulty hardware, or is otherwise in need of maintenance, a bit more work is required to revitalize it. Many of the same considerations apply, though, and while you’re getting it repaired, you can make choices that will improve its overall aesthetic while also making it safe.

One key question that’s top of mind for homebuyers this year is: why is it so hard to find a house to buy? The truth is, we’re in the ultimate sellers’ market, so real estate is ultra-competitive for buyers right now. The number of buyers searching for a home greatly outweighs how many homes are available for sale.

While low inventory in the housing market isn’t new, it’s a challenge that continues to grow over time. Here’s a look at two reasons why today’s housing supply is low and what that means for you.

1. New Home Construction Fell Behind for Several Years

The graph below shows new home construction for single-family homes over the past five decades, including the long-term average for housing units completed. Builders exceeded that average during the housing bubble (shown in red on the graph). The result was an oversupply of homes on the market, so home values declined. That was one of the factors that led to the housing crash back in 2008.

Since then, the level of new home construction has fallen off. For the last 13 straight years, builders haven’t been able to construct enough homes to meet the historical average (as illustrated in green on the graph). That underbuilding left us with a multi-year inventory deficit going into the pandemic.

2. The Pandemic’s Impact on the Housing Market

Then, when the pandemic hit, it fueled a renewed appreciation and focus on the meaning of home. Having a safe space to live, work, school, and exercise became even more important for Americans throughout the country. So, as mortgage rates dropped to at or below 3%, buyers eagerly entered the market looking to capitalize on those low rates to secure a home that would fulfill their changing needs. At the same time, sellers hesitated to put their houses on the market as concerns about the pandemic mounted.

The result? The number of homes available for sale dropped even further. A recent article from realtor.com explains:

Last month, the number of home listings dropped 26.8% compared with the same time a year earlier. This meant there were about 177,000 fewer homes listed in what’s already typically a slower month due to the holidays and colder weather. . . .”

What Does All of This Mean for You?

For a buyer, low inventory can be a challenge. You want to find the home of your dreams, and you don’t want to settle. But what if there just aren’t that many homes to choose from?

There is some good news. Experts are projecting more homes will soon become available thanks to sellers re-entering the market. Danielle Hale, Chief Economist at realtor.com, shares this hope, but offers perspective:

We expect that we’ll start to see a turnaround and inventory will stabilize and start to go up a little bit in 2022. . . . But that means we’re looking at inventory levels of roughly half of what we saw before the pandemic. For buyers, the market is likely to continue to move fast. If you see a home you like, you want to jump on it right away.

Basically, inventory is still low, even though more homes are coming. But you shouldn’t put your plans on hold because you’re waiting for those additional houses to hit the market.  Instead, stick with your search and persevere through today’s low inventory. You can find your next home if you’re patient and focused.

Remember your goals and why finding a home is so important. Those things should be the driving force behind your search. Share them with your agent and be clear about your priorities. When most people talk about curb appeal, at least part of what they’re talking about involves landscaping and other greenery to make your home look inviting. That’s great during the spring and summer, and even the fall to an extent. What happens when the icy winds of winter sneak in, though, and a lot of that greenery is taken out of the equation until spring rolls around again? For some reason, it seems acceptable to just abandon curb appeal and making your home look inviting once the days grow short and the temperature drops.

This doesn’t have to be the case, of course. There are ways to make your home seem warm and appealing throughout the year, making it look like a place that friends and family really want to visit. If you want to increase your home’s curb appeal throughout the winter months, here are a few things to keep in mind that should help you accomplish your goal.

Make Your Porch Stand Out

One way to increase your curb appeal during the winter is to find ways to make your porch stand out and really draw the attention of visitors. There are several ways to accomplish this, with one of the most basic being a good use of color. Add some red to your front door, either by painting the entire door or by adding red trim or decorations, as red really draws the eyes and puts a visitor’s focus on the entry to your home. Tasteful, colorful statues or other decorations on the porch will also help to draw the eyes and make your home stand out from the rest as well. Adding a colorful wreath during the holiday season, a season-appropriate decorative flag, or some similar decorative piece can make a big impact.

Replacing your old worn house number (or adding a house number if you previously didn’t have one on your home itself) can also make a big impact. Use large, easy-to-read numbers to make the biggest impact. Opt for numbers that are 6 inches tall or larger, and ideally use plastic or metal numbers instead of stickers or decals to give them some depth. Be sure to place the number near enough to a light source to make it easy to read.

As you plan out your goals for the year, moving up to your dream home may top the list. But, how do you know when to make your move? You want to time it just right so you can get the most out of the sale of your current house. You also want to know you’re making a good investment when you buy your new home. What you may not realize is, that opportunity to get the best of both worlds is already here.

You don’t want to wait until spring to spring into action. The current market conditions make this winter an ideal time to move. Here’s why.

1. The Number of Homes on the Market Is Still Low

Today’s limited supply of houses for sale is putting sellers in the driver’s seat. There are far more buyers in the market than there are homes available, and that means buyers are eagerly waiting for your house. Listing your house now makes it the center of attention. Current homeowners are sitting on record amounts of equity thanks to today’s home price appreciation. According to the latest report from CoreLogicthe average homeowner gained $56,700 in equity over the past 12 months.

That much equity can open doors for you to make a move. If you’ve been holding off on selling because you’re worried about how rising prices will impact your own home search, rest assured your equity can help fuel your next move. It may be just what you need to cover a large portion – if not all – of the down payment on your next purchase.

3. While Rising, Mortgage Rates Are Still Historically Low

In January of last year, mortgage rates hit the lowest point ever recorded. Today, rates are starting to rise, but that doesn’t mean you’ve missed out on locking in a low rate. Current mortgage rates are still far below what they’ve been in recent decades:

  • In the 2000s, the average mortgage rate was 6.27%
  • In the 1990s, the average rate was 8.12%

Even with mortgage rates rising above 3%, they’re still worth taking advantage of. You just want to do so sooner rather than later. Experts are projecting rates will continue to rise throughout this year, and when they do, it’ll cost you more to purchase your next home.

4. Home Prices Are Going To Keep Rising with Time

According to industry leaders, home prices will also continue appreciating this year. While experts are forecasting more moderate home price growth than last year, it’s important to note prices will still be moving in an upward direction throughout 2022.

PREPPING PETS FOR THE MOVE

Your moving day is set and it’s time to start preparing.
As you’re making your lists and checking them twice, don’t forget to factor in your furry friends.

Here are some tips for making sure the process goes smoothly.

1. Medical records.
When moving to a different city or state,
one of the main things you need to take into consideration is finding a new veterinarian that is the right fit for you and your pet.
If you have family or friends in the area ask for recommendations or do your own research by reading reviews and news articles.
Once you find one, contact your current vet to initiate a transfer of medical records.
Then schedule a “get to know you” appointment shortly after your move.

2. Transportation.
Whether it’s a short drive or a long plane ride, your pet will likely need to be put into a carrier.
For most pets, this is a foreign concept and they require time to get comfortable with it.
Start acclimating your pet as early as possible and use comfort items like treats and favorite toys and blankets
o make the experience a positive one for your pet.
Acclimation. Pad your moving schedule with ample time to get your dog or cat acclimated to their new home.
While the movers are still hard at work, keep them safely away from foot traffic to reduce stress.
Once they’ve left, make sure to clear anything that could be dangerous and block off areas as necessary then let them free to get a lay of the land on their own.

What’s Going To Happen with Home Prices This Year? | MyKCM

After almost two years of double-digit increases, many experts thought home price appreciation would decelerate or happen at a slower pace in the last quarter of 2021. However, the latest Home Price Insights Report from CoreLogic indicates while prices may have plateaued, appreciation has definitely not slowed. The following graph shows year-over-year appreciation throughout 2021. December data has not yet been released.

As the graph shows, appreciation has remained steady at around 18% over the last five months.

In addition, the latest S&P Case-Shiller Price Index and the FHFA Price Index show a slight deceleration from the same time last year – it's just not at the level that was expected. However, they also both indicate there’s continued strong price growth throughout the country. FHFA reports all nine regions of the country still experienced double-digit appreciation. The Case-Shiller 20-City Index reveals all 20 metros had double-digit appreciation.

Why Haven’t We Seen the Deeper Deceleration Many Expected?

Experts had projected the supply of housing inventory would increase in the last half of 2021 and buyer demand would decrease, as it historically does later in the year. Since all pricing is subject to supply and demand, it seemed that appreciation would wane under those conditions.

Buyer demand, however, did not slow as much as expected, and the number of listings available for sale dropped instead of improved. The graph below uses data from realtor.com to show the number of available listings for sale each month, including the decline in listings at the end of the year.

Here are three reasons why the number of active listings didn’t increase as expected:

1. There hasn’t been a surge of foreclosures as the forbearance program comes to an end.

2. New construction slowed considerably because of supply chain challenges.

3. Many believed more sellers would put their houses on the market once the concerns about the pandemic began to ease. However, those concerns have not yet disappeared. A recent article published by com explains:

“Before the omicron variant of COVID-19 appeared on the scene, the 2021 housing market was rebounding healthily from previous waves of the pandemic and turned downright bullish as the end of the year approached. . . . And then the new omicron strain hit in November, followed by a December dip in new listings. Was this sudden drop due to omicron, or just the typical holiday season lull?”

No one knows for sure, but it does seem possible.

Bottom Line

Home price appreciation might slow (or decelerate) in 2022. However, based on supply and demand, you shouldn’t expect the deceleration to be swift or deep.

In this current market, is it wise to sell your home on your own? 

Right now, the market is super hot, with low inventory and surging Home Values. And you're probably thinking about selling your house on your own. And you might probably feel confident about not needing a Real Estate Agent to sell your home right? Should you really FSBO in this current market?

 

Here are my thoughts on Selling Your House On Your Own in 2022. 

  1. Let’s talk about the current housing market in 2022.
    It is still a seller’s market, with low inventory. This puts you in a much better position as a seller. It really does, right? Now, Home Values are surging a little bit out of control this time. And that's something that you need to be very careful with. I am seeing deals fall apart like crazy at the exact same time because people are trying to price gas on their homes. You need to understand that your home is still going to appraise. 
  2. The Marketing
    Do you not need to have professional good pictures? Sure you can sell it on your own. You can but what can you do in order to get the best price? You still need a really good professional to do it because what's going on is, things are falling out of contract all day every day. 
  3. What’s going on out there for FOR SALE BY OWNERS?
    So first things first you're going to try to put your house on the market. Congratulations! It's a good thing that you’re doing that, but you still need somewhere to go. Keep in mind that this process is complicated since you’re a buyer and a seller at the same time. You need to have a real estate agent that's going to help you find what you're looking for.  And you need a good one at this point. You need the best agents that are out there because it is complicated in our market.
  4. Why is the market so complicated right now?
    The market is complicated because we have low inventory. There's not a lot of houses out there. So if you are trying to sell your home, you're also a buyer. So where are you going to go next? The pre-owned buyer market is fast-paced. It is multiple offers and it's complicated. I am seeing a lot of people write out offers that absolutely don't make any sense.  People write out offers that are not going to appraise and it is not working in any way. Then everyone's getting frustrated because then their home doesn't really truly sell. You need to have that understanding of the market and make sure that the agent you're working with on the buyer's side is going to bring you a legit. Your agent should know what they're talking about because if they don't, you're going to have a very complicated process, with a lot of frustrations on every side. 
  5.  How do you navigate the Low Inventory, multiple offers market, and still get the best offers?
    The best offer is not always the one that's going to bring you the most money. A lot of people think is the one that's going to bring the most money. Rather, it is someone whose financial aspect is solid, they have stable jobs and their financing is solid. With all these low-interest rates right now, I am seeing so many people getting pre-approved, but have no business being pre-approved. You have lenders out there doing the most and screwing people up right now. They’re simply giving people who have no business buying a house pre-approvals. You don't find out about this until they get the underwriting and the deal falls apart.  I myself have had deals fall apart within the past few months and I'm sitting like what happened? They're using some lenders that they know gave them an answer. So people are bouncing around because they think it is a great time to buy. They're jumping from one lender to another until they get an answer they want to hear. 

 Here's a Pro Tip: If you got five lenders, tell, you that you probably can't buy a house right now, don't do it to yourself, and don't do it to a seller who's trying to sell their house. 

 There are a lot of people who have pre-approvals who really probably shouldn't even have them right now. So you need to make sure that your agent understands that and does their due diligence.
      6.  Homes are selling fast
This is s actually great, it's a wonderful thing. But how do you present your home? Just because a home is selling fast and going for pretty good on the price point right now doesn't mean that you're just going to automatically get that. We still have houses sitting on the market for a long period of time because they were marketed using iPhone pictures. Stop it. Don't do that. Don't use iPhone or Samsung Galaxy Pictures or anything like that. Get some professional pictures.  I've seen $600,000 homes, $400,000 homes $800,000 homes that are marketed with iPhone pictures. Don't do it and these houses are staying on the market forever they're beautiful houses. Professional pictures mean everything right now. And how you present your home.

If an agent is going to cut their commission down greatly for you. You got to think about that or you get someone who's actually going to negotiate for you and the answer to that is no. 

 

I'm going to keep a hundred with you right now. If you are getting your agent to cut their commission down to 1-2%, they're not going to fight with your fight for you. They're gonna come across get the deal done. Protect Yourself make sure your transaction's going to go through. Maximize so you can get the most. You absolutely can get people who will go over this price right now. That's not a problem. We can find people who are re going to guarantee to get you money. But your agent needs to be well-versed in how to do that. And if this is something that you're trying to do on your own, that's a tough thing to do. I've been up against a couple for sale by owners right now and they think they're negotiating tough.


More Complications. 

Contingency offers.

Now all other complications that we have going out there is contingency offers. Contingency is a tough thing right now. I think I'm gonna redo my video about that because if you need to sell your house in order to buy a house, that's a very difficult thing to do especially when no one's trying to take contingency offers. 

Leasebacks.
These leasebacks are getting very long and ridiculous. And both sides need to understand that because in order to do what you want to do. Do you want to go to a hotel? You probably don't want that right? You want to go from your home to your new home. What if your new home is a new construction home and it's not going to be ready for like another four or five months. What are you going to do then? So we're gonna get the leaseback for five months that is what's going on out there. So you need someone who knows. I've negotiated scenarios like this before and I can give you options to make this stuff work but these are complications that are definitely out there.

Long Closing Time
The longer it takes for a home to close, the longer it takes that deal to close, it can get messed up. It can get screwed up in so many different ways. People are losing their jobs. People have financing complications. People cannot sit on their credit for four or five months and these are things you need to know. If you gave a buyer who's got to sit out there in the credit for four or five months, someone is going to slip up and get caught up in a sale or something and go buy something they don't need.

 

These are the complications that are going on within our market right now. Now, let’s go back to my original question, do you still need an agent to sell your home or can you do this on your own? 

 The big answer is: Don't do it to yourself.

This is a time where the market is crazy. Why not have a professional guide you through this issue right now? This market is great for you to sell your home but it is not exactly easy. It's more complex than it's ever been and you need to have a professional helping you guide you through it. So if you're thinking, you just jump through selling your house on your own, I gave you a couple of tips that you need to watch out for in this video. If you do need some help, I'll be more than helpful happy to help you and guide you through this. But it's not as easy to put aside in the yard and hope and wait for them to come.

The Color of the Year Has Been Announced!

You may not be aware of it, but many paints and pigment companies choose colors that they think will be hot in the coming year. Shades of green seem to be an overwhelming favorite for 2022, with almost every company choosing some green hue as either their top pick or part of their overall range of choices. In fact, green is so well-represented this year that there’s really only one company that seems to be bucking the green trend entirely, but it’s a big one.

Pantone Color Institute, the company that actually manages color standards, broke from the pack with a significantly different choice for color of the year. Before we get to what that choice actually is, though, let’s take a moment to consider the rest of the color of the year choices from other companies. This will help you to appreciate just how big of a break with industry trends the Pantone choice really is.

 

Something in a Shade of Green

Usually, different paint companies offer up a pretty wide range of shades when it comes to choosing the color of the year options. For 2022, however, there’s a pretty rare consensus among most of the big players in the industry that neutral shades of green are where it’s at. This isn’t just a couple of companies, either; take a look at some of these selections:

  • Benjamin Moore: October Mist, light green with touches of grey and yellow
  • Sherwin-Williams: Evergreen Fog, a soft green close to olive
  • PPG: Olive Sprig, another soft green with a hint of yellow
  • Behr: Breezeway, a soft, light green
  • Dutch Boy: Cypress Garden, a somewhat stronger green
  • Glidden: Guacamole, another strong green with a hint of a yellow undertone

Other popular companies such as Valspar and Dunn-Edwards offered up multiple colors of the year choices, and green shades were included in the offerings of both.

Pantone’s Color of the Year

With green being so well represented by other companies, you might expect Pantone to have chosen something similar. That’s not the case, however, as Pantone’s selection for 2022 is a periwinkle blue offering known as Very Peri. It’s a pretty well-rounded periwinkle shade, falling in between blue and purple without being overwhelmingly either. Looking at it, it’s pretty easy to see why Pantone believes the color is really going to take off in the coming months.

According to Pantone, the color was chosen because of how well it reflects the changes that the world is currently going through. Pantone Executive Director Leatrice Eiseman stated that the classic blue color with violet-red undertones “displays a spritely, joyous attitude and dynamic presence that encourages courageous creativity and imaginative expression.” It’s a cool, calming color and could see use in just about any room in the home as well as the exterior.

Using These Choices in Your Home

Whether you’re going with one of the green options offered up by the paint companies or Pantone’s choice of Very Peri, there are a number of ways that you can use these colors in your home. They can be used as accents in bedrooms, living rooms, or kitchens, as door and shutter colors to accent your home, or even coatings for islands or other large wooden furniture pieces to really make them pop. They may need other colors or some strong woodgrains to add some warmth or contrast, but if you put in the work to find the right shades, then you’ll have color combos that will leave people talking.
